Finding you your property
What should you consider when house hunting? The more you tell us about what you really want the easier it is for us to match you with properties that interest you.
Would be owners and tenants often complain that their agent showed them properties which were thoroughly unsuitable and wasted their time. The more we understand about you and your needs the better chance we have of finding you something suitable in the shortest amount of time.
It helps to consider the following when looking for your new home:
- What and where? What type of property are you looking for and in what location? If you are unsure about location then we are more than happy to discuss the merits of different areas and if they are likely to suit your requirements.
- What MUST it have? What are the aspects of the property you simply won’t compromise over and what are less important? In an ideal word every property would be perfect but if a compromise is necessary what would you sacrifice first?
- How much do you want to spend? Also consider how much would you spend on the absolutely perfect property? The two figures may or may not be different but it would be a shame to not be told about your perfect place for the sake of a few pounds.
- How long are you planning on living there? Are you looking for somewhere for 3 months or 3 years? Not only does the answer to this question affect the price, but it can also put you in a stronger negotiating position, and give you the edge over other tenants in what is a competitive market.
- When do you need to move and when do you start looking? Some properties you see will still be occupied by tenants and only be available from a specific date. We would recommend that you start looking for your new property approximately 4 weeks before your desired move date.
What happens next
Once you have found the property that you would like to move in to the first stage is making an offer. To make an offer it will help to have already decided on the following:
- The amount of rent you would like to offer?
- The date you would like the tenancy to start?
- The initial length of the tenancy?
- Who will be living in the property?
- Are there any conditions on which the offer is based?
At this point you will be asked to pay an administration fee of £115 and this amount is fully refundable in the event the offer is not accepted.
Once your offer is accepted
The referencing process will begin. References are taken and checked by an independent tenant vetting agency to ensure impartiality and confidentiality. If you are not in full time employment or are working on a temporary contract then it is worth considering in advance if there is anyone who would be willing to act as a guarantor for you. Please ask us if you are in any doubt about any aspect of your references.
You should also make arrangements to pay the following monies:
- The first months rent
- A deposit (usually equivalent to 6 weeks rent)
- Reference checking fee
- Inventory check-in fee
Your subsequent rent payments will be taken in advance by standing order, as frequently as is specified in your tenancy agreement. You will need a UK bank account and to provide us with these details to allow us to prepare a standing order mandate for you to sign. This will require an original signature from the account holder.
Moving in
Once we have confirmed that we have cleared funds from you, all of the necessary paperwork is signed and your references have been approved by the landlord, you will be advised of a check in time to receive your keys and take possession of your new home. You will be accompanied at the check-in (and at the check-out) by an independent inventory clerk who will go through the inventory with you and officially hand over the keys to the property. The cost of the independent inventory clerk is shared between you and the landlord.
You should then advise all of the relevant utility providers that you have moved into the property from that date and give them up-to-date meter readings. We will subsequently post or e-mail you a copy of the check in report and you should keep this somewhere safe. If you are not in agreement with anything written or have any questions then you should contact us immediately.
Once this is done all that remains is to unpack and to enjoy your new home!
