Letting

Landlords currently have a difficult choice when selecting a letting agent. Those that offer a first class service often charge a first class price. Those that offer a sensible price often leave much to be desired where service is concerned. Dwell Residential has been created to bridge the gap.

We aim to provide a first class letting service with pricing that is fair, and offers value to the landlord. Finding a good tenant, quickly, and successfully letting a property to them requires time, effort, and expertise. At this stage a commission based fee rewards performance.

Renewing a tenancy after a year also requires time, effort, and expertise but usually much less so than finding a tenant in the first place. We feel that charging a further commission at this stage is unfair, and we know that many landlords feel the same way. If a tenancy renews after its first year our lettings commission falls to 0%, and instead we charge a flat administration fee which more closely reflects the work involved in negotiating and arranging the extension.

Property Management
